Andalusian Lawyers is an experienced independent law firm that gives you peace of mind in the process of investing in Spain. We assist you throughout the buying or selling process, right from the moment you find the property you want to buy in Spain or you decide to sell . Our services

We provide comprehensive services for non-residents wishing to do the following:

  • Buy a property.
  • Sell a property.
  • Make a will in Spain.
  • Receive or manage an inheritance in Spain.
  • Pay non-resident taxes in Spain.

In the above processes, we take charge of all legal matters and make sure the process as stress free for you.

In the case of buying property, we take all  the necessary measures to ensure the property is free of debts and encumbrances before you make any payment, take charge of the  organisation of payments and legal documents (reservation and deposit contract, title deeds) for the purchase, and provide legal assistance whenever necessary.

FAQs about Andalusian Lawyers

For conveyancing, we charge 1% of the purchase price or a minimum of €2,500 (plus 21% for IVA/VAT). Our fees for inheritance process depend on its complexity.

Everything you need from the initial legal documents (reservation and purchase contract) to the final registration of the property in your (or the buyer’s) name, including ensuring all taxes have been paid and, if you are buying, utility supplies contracted.

Between 9 and 10% of the property price, as follows:

  • Property taxes – 7% of the price for resale, 11.2% for new properties.
  • Notary fees – from €700-1,500, depending on the price.
  • Property registry fees – from €400-800, depending on the price and complexity of the operation.
  • Gestoria fees – around €350.

The process depends on the purchase and the buyer and seller are free to agree on a final date. The most common timetable is to sign a private contract and pay a deposit within 3 to 4 weeks of reserving the property and signing the title deeds 2 to 3 months later. Expect it to take between 1 to 4 months.
